A Nob Hill Kitchen, Opened to the Courtyard
The owners of a 1950s Nob Hill home wanted their boxed-in kitchen to open onto the back courtyard without losing the load-bearing wall they'd been told was untouchable. Our design-build team engineered a structural beam solution during estimating, so the final price never moved once construction started.
We removed the dividing wall, relocated plumbing for a new island, and widened an existing doorway into a full sliding glass opening so the kitchen now reads as one continuous space with the outdoor portal.
A Sandia Heights Primary Bath, Rebuilt for Two
A Sandia Heights family had outgrown their original 1980s primary bath — one small vanity, a dated tub-and-shower combo, and no storage. We reworked the footprint to add a curbless walk-in shower, a double vanity, and a linen closet, without expanding the room's exterior walls.
New waterproofing, updated electrical, and a heated tile floor rounded out a space built to handle two people getting ready at once, with views toward the Sandia foothills preserved from the soaking tub.
A North Valley Portal, Built to Actually Use
A North Valley family wanted their bare concrete slab replaced with a true outdoor room — a shaded portal with a kiva-style fireplace and room for a full dining set. We handled feasibility, structural engineering, and permitting through the county's setback requirements, then built the structure to tie visually into the home's existing viga roofline.
The finished space includes a stucco fireplace surround, exposed cedar vigas overhead, and retractable shade screens rated to keep the space usable through the hottest weeks of summer.
A 1960s Ridgecrest Home, Modernized Top to Bottom
This Ridgecrest flat-roof ranch needed a full mechanical and electrical overhaul, including converting an aging swamp cooler system to refrigerated air and replacing wiring original to the house. We sequenced the renovation room by room so the owners could stay in part of the house through most of construction.
New wiring, plumbing, roofing membrane, and insulation went in throughout, and we opened the kitchen and living areas into one connected space that suits how the family actually uses the house.
